Exterior and Front Door Repair in Orange Beach, AL

An exterior door has to do three jobs at once: keep weather out, keep people out, and open easily every day. When it starts failing at one of them it is usually already failing at the others.

Exterior Door Repair — Orange Beach, Alabama

Orange Beach sits in Baldwin County, and our work here runs from Perdido Beach Boulevard out past the Wharf and its Ferris wheel, with Daphne and Fairhope close enough that we are usually in the area anyway.

A lot of what we see in Baldwin County comes down to age. Houses built decades ago have solid frames with tired hardware; houses built recently have sound hardware in frames that are still settling.

When to call about exterior door repair

These are the exterior door repair faults we are called out to most often in Orange Beach. If you recognise one, the underlying cause is usually the second half of the line.

  • Soft wood at the bottom of the door or jambRot from standing water; the sooner it is caught the smaller the repair.
  • Insects getting in around the doorGaps at the sweep and threshold, and often moisture-damaged wood attracting them.
  • Daylight visible around the closed doorFailed weatherstrip, a dropped door, or a frame out of square.
  • Sidelight or transom glass has foggedFailed insulated units in the fixed panels beside the door.
  • The weatherstrip has a permanent flattened sectionThe door is contacting hard at one point and not sealing anywhere else along that edge.
  • Rust streaks or bubbling paint on a steel doorMoisture getting into the door skin, usually at the bottom edge.

What we see on exterior door repair around Baldwin County

Between roughly 65 inches of rain a year, near-constant humidity and a June-to-November hurricane season, coastal doors work harder than doors anywhere else in Alabama.

Salt corrodes exterior door hardware, hinges, thresholds and the steel skin of metal doors, and on the coast a door bottom will rust through from the inside while the paint outside still looks presentable.

Sand builds up against thresholds and holds moisture there, and it also abrades the finish at the bottom of a door, which is where finish failure turns into water penetration.

It is why the same repair done properly in Orange Beach lasts, and the same repair done cheaply does not.

Local factors we account for in Orange Beach: salt air and blowing sand — typical of the Alabama Gulf Coast.

How we approach exterior door repair

  1. Assess it closed, from insideWith the lights off inside, daylight shows exactly where the seal has failed. That is the fastest diagnosis there is.
  2. Follow the waterStaining, rot and rust all point uphill to an entry point. We find that before repairing anything downstream of it.
  3. Correct the geometry before the sealsWeatherstrip cannot fix an inconsistent gap. The door has to be sitting right before sealing it means anything. Coastal jobs get stainless or coated fixings as standard, since anything else here is a return visit waiting to happen.
  4. Fit for the exposureStainless fixings, marine-grade or coated hardware and the correct sweep, depending on how much weather the opening takes.
  5. Make the lock work without forceThe deadbolt should throw completely with one finger and the door untouched.
  6. Check it under a hoseWhere water has been getting in, we test the repair rather than assuming it worked.

What affects the cost of exterior door repair in Orange Beach

What a exterior door repair job costs comes down to a handful of things, and we would rather be straight about them up front:

  • security reinforcement and hardware upgrades
  • weatherstrip and threshold work versus structural repair
  • whether water management details also need correcting
  • whether the frame has rot that needs splicing
  • sidelight and transom glass replacement

Call and describe what the door is doing. In most cases we can tell you over the phone which of those applies to you before anyone drives out to Orange Beach.

Exterior door repair in Orange Beach: questions we get asked

How long does exterior door repair take?

Weatherstrip, threshold and alignment work is usually a few hours. Rot repair and frame work takes longer, and we will tell you which one you are looking at before we start.

Why does my front door stick in summer and not in winter?

Seasonal movement in the door and the frame. In Orange Beach's humid months a wood door takes on moisture and grows slightly, and a door that already had tight clearance starts binding.

My steel door is rusting at the bottom. Do I need a new door?

Not necessarily. Steel door bottoms can be rebuilt, and the real issue is why water is sitting there. If the frame and skin above are sound, the repair is worth doing.

The bottom of my wooden front door is rotting. Can it be saved?

Often yes, if it is caught early enough. The bottom rail can be repaired and the door refinished. What matters more is fixing the water that caused it, or the repair rots out the same way.

Can you fix a front door that has warped?

Depends on how far. Mild warping can often be handled with hinge and strike adjustment and better weatherstrip. Severe warping on a solid wood slab usually means replacing the slab, which can be hung in the existing frame.

I can see daylight around my front door. Is that just weatherstrip?

Sometimes, but check whether the gap is even. A consistent gap all the way around is a weatherstrip job. A gap that is wide at one corner and tight at another means the door or frame has moved, and new weatherstrip will not close it.
