Door Frame Repair — Pisgah, Alabama

Between Pisgah proper, the the AL-71 corridor area and the newer building out toward Main Street, we stay busy in Jackson County, and Scottsboro is close enough that we are often nearby.

A lot of what we see in Jackson County comes down to age. Houses built decades ago have solid frames with tired hardware; houses built recently have sound hardware in frames that are still settling.

Signs you need door frame repair in Pisgah

These are the door frame repair faults we are called out to most often in Pisgah. If you recognise one, the underlying cause is usually the second half of the line.

  • A hinge screw goes in but never gets tightThe screw is turning in decayed wood or in an over-drilled hole with nothing left to bite.
  • Weatherstrip will not seal no matter what you fitThe gap is not consistent, which means the frame geometry is wrong.
  • Splintered wood around the strike plateForced entry damage, or a lock that has been slammed against a weak jamb for a long time.
  • The frame moves when the door slamsThe frame is no longer solidly fastened to the rough opening.
  • Gaps between the jamb and the wallThe frame has pulled loose from the framing behind it, or the fasteners have lost their grip.
  • The door binds at one corner onlyThe frame is out of square, almost always from foundation or wall movement.

Why door frame repair fails in the Sand Mountain and Lookout Mountain plateau

Up on the plateau the thermometer reads several degrees colder than the valley, and it stays below freezing longer. Ice storms are a real planning item here, not a novelty.

Grit washing against the base of a frame during storms abrades the finish at exactly the point where water sits longest, and once that lower few inches loses its coating the rot clock starts.

Wind-driven rain hits a frame horizontally and finds the joint between the brickmould and the siding, which is where water gets behind the frame and does damage that is invisible until the jamb goes soft.

We see the pattern often enough across Jackson County that we usually know what we are looking at before we arrive.

Local factors we account for in Pisgah: grit and dust and storm wind — typical of the Sand Mountain and Lookout Mountain plateau.

How we approach door frame repair

  1. Read the door for evidenceWear marks, paint cracks and the shape of the reveal tell us how the frame moved and in which direction.
  2. Probe for the real extent of the rotDamaged wood is almost always larger than what shows. We find sound material before deciding on a repair.
  3. Be straight about repair versus replacementSome jambs are worth splicing and some are past it. We tell you which this is rather than defaulting to the bigger job.
  4. Rebuild with material that survives hereTreated, composite or primed material at the bottom, where water actually sits.
  5. Reset the door to the repaired frameConsistent reveal, correct hinge alignment and a latch that engages without pressure. Plateau jobs get seals and lubricants rated for freezing temperatures, since standard products stiffen and stop working when it matters.
  6. Seal and finishCaulking, flashing and paintable finish so the repair is protected from the first rain.

What affects the cost of door frame repair in Pisgah

Pricing on door frame repair depends on what has actually failed, which is why we talk it through before quoting. These are the things that move the number:

  • whether the frame can be spliced or has to be replaced
  • how far the rot or damage extends into the frame and framing
  • interior versus exterior frames, since exterior work includes weatherproofing
  • whether the threshold and sill pan also need rebuilding
  • whether the cause is structural movement that needs to be addressed first

Call and describe what the door is doing. In most cases we can tell you over the phone which of those applies to you before anyone drives out to Pisgah.

Door frame repair in Pisgah: questions we get asked

Can you fix a frame without disturbing the interior trim?

Usually. Most frame repairs can be done from the outside or from the door edge without pulling casing off the wall, which matters if the trim is original or the walls have just been painted.

Can a rotted door frame be repaired, or do I need a whole new door?

In most cases the frame can be repaired and the door reused. We cut out the decayed section back to sound wood and splice in new material. Replacing the whole unit only makes sense when the rot has reached the framing behind the jamb.

Why does my door bind at just one corner?

The frame is out of square. In Pisgah that is usually the house moving, and the corner that binds tells us which direction it moved. Planing the door to fit hides it for a season but does not fix it.

Someone kicked in my door. Can the frame be saved?

Usually yes, and it can be made stronger than it was. Most kick-ins split the jamb at the strike because the original screws only went into thin jamb material. We rebuild the split and reinforce it into the structural framing behind.

Why does the bottom of my door frame keep rotting out?

Water is getting to it and staying there. That means a failed threshold, a missing sill pan, a drip cap that is not shedding water, or ground and mulch sitting too high against the sill. Replacing the wood without fixing the water just resets the clock.

How do I know if the damage is rot or termites?

Rot is soft and spongy and follows water paths from the bottom up. Insect damage leaves galleries and frass. Either way the moisture problem that let it start needs fixing, or the repair will not last in Jackson County.
