Door Frame Repair — Red Bay, Alabama

We know Red Bay well: the older housing around Fourth Avenue, the newer construction toward the Mississippi line corridor, and everything out past the Tiffin Motorhomes plant.

Between the established parts of Red Bay and the newer subdivisions, we see two different kinds of failure: worn-out frames on one side of town and worn-out hardware on the other.

Common door frame repair faults in Franklin County

These are the door frame repair faults we are called out to most often in Red Bay. If you recognise one, the underlying cause is usually the second half of the line.

  • A hinge screw goes in but never gets tightThe screw is turning in decayed wood or in an over-drilled hole with nothing left to bite.
  • Gaps between the jamb and the wallThe frame has pulled loose from the framing behind it, or the fasteners have lost their grip.
  • The door binds at one corner onlyThe frame is out of square, almost always from foundation or wall movement.
  • Splintered wood around the strike plateForced entry damage, or a lock that has been slammed against a weak jamb for a long time.
  • Insects or carpenter ants near the door bottomAlmost always a sign of moisture-damaged wood in the jamb or sill.
  • Screws in the hinges no longer biteHinge-side jamb material has been stripped or has softened with moisture.

What Red Bay weather does to door frame repair

Wilson and Pickwick backwater keeps the air damp year round here, which is hard on untreated wood jambs and on any hardware with a steel core.

Heavy rainfall overwhelms whatever drainage exists at a threshold, and if there is no sill pan under the frame the water goes into the framing and the subfloor, so what shows up as a soft jamb is usually the smallest part of the problem.

Sustained humidity keeps jamb material at a moisture content where decay fungi are active, and a frame that never fully dries out will rot from the inside even when the paint on the outside still looks intact.

Knowing that is the difference between a repair that holds through a Red Bay summer and one that does not.

Local factors we account for in Red Bay: heavy rainfall and sustained humidity — typical of the Shoals.

Our door frame repair process

  1. Establish what movedA frame does not go out of square on its own. Settlement, water or a failed fixing caused it, and that is what we look for first.
  2. Find where the water gets inRot is downstream of a leak. Repairing the timber without finding the entry point guarantees a repeat. River-valley humidity swings are hard on wood openings, so we assess the frame condition before adjusting anything.
  3. Be straight about repair versus replacementSome jambs are worth splicing and some are past it. We tell you which this is rather than defaulting to the bigger job.
  4. Rebuild in material that survives hereTreated timber, composite or a full jamb depending on exposure. Untreated pine at a wet sill is a repair with an expiry date.
  5. Reset the door to the repaired frameConsistent reveal, correct hinge alignment and a latch that engages without pressure.
  6. Seal and finishCaulking, flashing and paintable finish so the repair is protected from the first rain.

What affects the cost of door frame repair in Red Bay

Every door frame repair call in Franklin County is a little different, and the cost follows what the door actually needs:

  • interior versus exterior frames, since exterior work includes weatherproofing
  • wood versus hollow metal frames on commercial openings
  • whether the threshold and sill pan also need rebuilding
  • how far the rot or damage extends into the frame and framing
  • whether the cause is structural movement that needs to be addressed first

Call and describe what the door is doing. In most cases we can tell you over the phone which of those applies to you before anyone drives out to Red Bay.

Door frame repair in Red Bay: questions we get asked

Can a rotted door frame be repaired, or do I need a whole new door?

In most cases the frame can be repaired and the door reused. We cut out the decayed section back to sound wood and splice in new material. Replacing the whole unit only makes sense when the rot has reached the framing behind the jamb.

How do I know if the damage is rot or termites?

Rot is soft and spongy and follows water paths from the bottom up. Insect damage leaves galleries and frass. Either way the moisture problem that let it start needs fixing, or the repair will not last in Franklin County.

Someone kicked in my door. Can the frame be saved?

Usually yes, and it can be made stronger than it was. Most kick-ins split the jamb at the strike because the original screws only went into thin jamb material. We rebuild the split and reinforce it into the structural framing behind.

Why does the bottom of my door frame keep rotting out?

Water is getting to it and staying there. That means a failed threshold, a missing sill pan, a drip cap that is not shedding water, or ground and mulch sitting too high against the sill. Replacing the wood without fixing the water just resets the clock.

Can you fix a frame without disturbing the interior trim?

Usually. Most frame repairs can be done from the outside or from the door edge without pulling casing off the wall, which matters if the trim is original or the walls have just been painted.

Will fixing the frame fix my lock problems?

Very often, yes. If the deadbolt has been hard to throw, the strike side of the frame is usually the reason. Correcting the frame lines the bolt up with the strike again.

Broken, stuck, or will not lock?Talk to someone who works on these every day.
