Door Frame Repair in Satsuma, AL

Rot, impact damage and structural movement each need a different repair. Cutting out a rotted bottom and splicing in treated material is nothing like re-plumbing a frame that has racked, and doing the wrong one wastes the money.

Door Frame Repair — Satsuma, Alabama

Satsuma is part of our regular Mobile County territory, and between the Baker Road corridor, the US-43 corridor and the Steele Creek Lodge area we are here most weeks.

Between the established parts of Satsuma and the newer subdivisions, we see two different kinds of failure: worn-out frames on one side of town and worn-out hardware on the other.

Signs you need door frame repair in Satsuma

These are the door frame repair faults we are called out to most often in Satsuma. If you recognise one, the underlying cause is usually the second half of the line.

  • Daylight under the thresholdThe sill has deteriorated or the threshold has come loose from the subfloor.
  • Insects or carpenter ants near the door bottomAlmost always a sign of moisture-damaged wood in the jamb or sill.
  • Caulk at the frame keeps splitting openThe frame is still moving seasonally, so sealant is being asked to do a structural job.
  • The frame moves when the door slamsThe frame is no longer solidly fastened to the rough opening.
  • Interior trim pulling away from the wallMovement in the frame or the wall behind it.
  • Fresh paint blisters at the jamb foot within a seasonMoisture driving out from inside the timber, which means the source has not been dealt with.

Satsuma conditions and door frame repair

Between roughly 65 inches of rain a year, near-constant humidity and a June-to-November hurricane season, coastal doors work harder than doors anywhere else in Alabama.

Sustained humidity keeps jamb material at a moisture content where decay fungi are active, and a frame that never fully dries out will rot from the inside even when the paint on the outside still looks intact.

Sand piling against a sill holds moisture against the bottom of the jamb the same way mulch does, and the rot that follows starts at the very bottom of the leg where nobody looks until the wood is already soft.

None of it is a reason to replace a door. It is a reason to use the right parts and set the door up correctly in the first place.

Local factors we account for in Satsuma: sustained humidity and blowing sand — typical of the Alabama Gulf Coast.

What happens when we get there

  1. Establish what movedA frame does not go out of square on its own. Settlement, water or a failed fixing caused it, and that is what we look for first.
  2. Probe for the real extent of the rotDamaged wood is almost always larger than what shows. We find sound material before deciding on a repair.
  3. Choose repair or replacement honestlyIf splicing gets you a solid frame we splice. If the damage runs into the framing behind it, we tell you that instead of covering it.
  4. Rebuild with material that survives hereTreated, composite or primed material at the bottom, where water actually sits.
  5. Re-hang to the corrected frameOnce the jamb is sound, the door is reset to it, with hinge fixings that reach the framing rather than just the casing.
  6. Seal it so it stays sealedCorrect sealant at the correct joints, and paint or finish onto sound substrate so water has nowhere to start again. Coastal jobs get stainless or coated fixings as standard, since anything else here is a return visit waiting to happen.

What affects the cost of door frame repair in Satsuma

Pricing on door frame repair depends on what has actually failed, which is why we talk it through before quoting. These are the things that move the number:

  • wood versus hollow metal frames on commercial openings
  • whether the threshold and sill pan also need rebuilding
  • whether the cause is structural movement that needs to be addressed first
  • interior versus exterior frames, since exterior work includes weatherproofing
  • whether the frame can be spliced or has to be replaced

Call and describe what the door is doing. In most cases we can tell you over the phone which of those applies to you before anyone drives out to Satsuma.

Door frame repair in Satsuma: questions we get asked

Why does the bottom of my door frame keep rotting out?

Water is getting to it and staying there. That means a failed threshold, a missing sill pan, a drip cap that is not shedding water, or ground and mulch sitting too high against the sill. Replacing the wood without fixing the water just resets the clock.

My frame is fine but the door still will not shut. What else could it be?

Hinges, the door slab itself swelling, or a strike that has moved. We check the whole opening rather than assuming, because misdiagnosing this is how people end up buying a door they did not need.

Why does my door bind at just one corner?

The frame is out of square. In Satsuma that is usually the house moving, and the corner that binds tells us which direction it moved. Planing the door to fit hides it for a season but does not fix it.

Someone kicked in my door. Can the frame be saved?

Usually yes, and it can be made stronger than it was. Most kick-ins split the jamb at the strike because the original screws only went into thin jamb material. We rebuild the split and reinforce it into the structural framing behind.

The head of my door frame sags. Is that serious?

It can be. A sagging head jamb often means the header above the opening is carrying load it should not be. We look at that before doing cosmetic work, because the door is telling you something about the structure.

Will fixing the frame fix my lock problems?

Very often, yes. If the deadbolt has been hard to throw, the strike side of the frame is usually the reason. Correcting the frame lines the bolt up with the strike again.

Broken, stuck, or will not lock?Talk to someone who works on these every day.
