Most of our York calls come from Downtown York and the US-11 corridor, though we work the whole Sumter County side of it and get out to Livingston regularly.
A lot of what we see in Sumter County comes down to age. Houses built decades ago have solid frames with tired hardware; houses built recently have sound hardware in frames that are still settling.

These are the exterior door repair faults we are called out to most often in York. If you recognise one, the underlying cause is usually the second half of the line.
- The sweep leaves a visible arc of wear on the thresholdThe door has dropped, so the sweep is loaded rather than lightly contacting.
- The top edge of the door is unpaintedA common shortcut at installation, and it is the fastest route to a warped slab.
- The door has to be shouldered to latchThe door has dropped, or the frame has moved and the strike no longer lines up.
- Sidelight or transom glass has foggedFailed insulated units in the fixed panels beside the door.
- Water on the floor inside after rainFailed sweep, threshold or sill pan, or missing drip cap above the door.
- Soft wood at the bottom of the door or jambRot from standing water; the sooner it is caught the smaller the repair.

Black Belt soil is the reason so many doors in this part of Alabama do not close right. That dark prairie clay swells dramatically when saturated and shrinks in a dry August, and a house sitting on it moves with it.
Long humid periods swell wood entry doors, and a swollen door binds against the frame and puts load through hinges, latch and lock every time it is used.
Soil movement under an entry racks the frame, and the tell is a door that seals fine along one edge and shows a widening gap at the opposite corner, which is not something weatherstrip will fix.
Knowing that is the difference between a repair that holds through a York summer and one that does not.
Local factors we account for in York: sustained humidity and soil movement — typical of the Black Belt.

- Check it in the closed position firstStanding inside with the lights off and looking for daylight tells us more in ten seconds than any amount of measuring.
- Find where the water goesMost exterior door failures are water failures. We look at the threshold, the sill pan, the drip cap and the ground level outside. Through the Black Belt we check whether the opening has moved with the clay before we adjust anything, or the adjustment goes out again by next season.
- Get the door sitting right in its openingEven contact all round is what makes a seal work. Uneven contact is why the last set of weatherstrip failed.
- Fit for the exposureStainless fixings, marine-grade or coated hardware and the correct sweep, depending on how much weather the opening takes.
- Make the lock work without forceThe deadbolt should throw fully with the door simply closed. If you are leaning on it, the geometry is still wrong.
- Check the finish and the edgesTop and bottom edges get sealed, because unsealed end grain is the fastest way back to a warped door.

Click to Call (205) 619-2895What affects the cost of exterior door repair in York
Pricing on exterior door repair depends on what has actually failed, which is why we talk it through before quoting. These are the things that move the number:
- whether the frame has rot that needs splicing
- sidelight and transom glass replacement
- whether water management details also need correcting
- security reinforcement and hardware upgrades
- the material of the door: wood, fiberglass or steel
Call and describe what the door is doing. In most cases we can tell you over the phone which of those applies to you before anyone drives out to York.

Click to Call (205) 619-2895Exterior door repair in York: questions we get asked
How much does a leaky front door actually cost me?
More than people expect. A gap you can see daylight through around a York entry door moves conditioned air continuously, and in the summer it is running against your air conditioning all day.
Water comes in under my front door when it rains hard. Why?
The sweep and threshold are not sealing, and often the sill pan underneath has failed or was never there. In Sumter County the rain comes in hard and sideways, so the seal has to work under pressure.
I can see daylight around my front door. Is that just weatherstrip?
Sometimes, but check whether the gap is even. A consistent gap all the way around is a weatherstrip job. A gap that is wide at one corner and tight at another means the door or frame has moved, and new weatherstrip will not close it.
Can you fix a front door that has warped?
Depends on how far. Mild warping can often be handled with hinge and strike adjustment and better weatherstrip. Severe warping on a solid wood slab usually means replacing the slab, which can be hung in the existing frame.
Why does my front door stick in summer and not in winter?
Seasonal movement in the door and the frame. In York's humid months a wood door takes on moisture and grows slightly, and a door that already had tight clearance starts binding.
How long does exterior door repair take?
Weatherstrip, threshold and alignment work is usually a few hours. Rot repair and frame work takes longer, and we will tell you which one you are looking at before we start.
Need it looked at soon?Call and we will tell you honestly when we can get there.
