Door Frame Repair — Roanoke, Alabama

Roanoke sits in Randolph County, and our work here runs from Downtown Roanoke out past the Roanoke square, with Valley and Lanett close enough that we are usually in the area anyway.

Roanoke has enough older housing stock that repair almost always beats replacement here, and enough new construction that we spend a lot of time on hardware that failed early.

Signs you need door frame repair in Roanoke

These are the door frame repair faults we are called out to most often in Roanoke. If you recognise one, the underlying cause is usually the second half of the line.

  • The door binds at one corner onlyThe frame is out of square, almost always from foundation or wall movement.
  • Gaps between the jamb and the wallThe frame has pulled loose from the framing behind it, or the fasteners have lost their grip.
  • The jamb sounds hollow when you tap itRot that has consumed the core while the paint film outside still looks intact.
  • A visible slope on the head jambStructural settling. The header above the opening has dropped on one side.
  • Interior trim pulling away from the wallMovement in the frame or the wall behind it.
  • The frame moves when the door slamsThe frame is no longer solidly fastened to the rough opening.

How conditions in Roanoke affect door frame repair

Spring storm lines come through fast here and put a lot of wind pressure on doors before the rain even starts.

Wind-driven rain hits a frame horizontally and finds the joint between the brickmould and the siding, which is where water gets behind the frame and does damage that is invisible until the jamb goes soft.

Sustained humidity keeps jamb material at a moisture content where decay fungi are active, and a frame that never fully dries out will rot from the inside even when the paint on the outside still looks intact.

It is why the same repair done properly in Roanoke lasts, and the same repair done cheaply does not.

Local factors we account for in Roanoke: storm wind and sustained humidity — typical of east central Alabama.

Our door frame repair process

  1. Read the door for evidenceWear marks, paint cracks and the shape of the reveal tell us how the frame moved and in which direction.
  2. Find where the water gets inRot is downstream of a leak. Repairing the timber without finding the entry point guarantees a repeat.
  3. Be straight about repair versus replacementSome jambs are worth splicing and some are past it. We tell you which this is rather than defaulting to the bigger job.
  4. Rebuild with material that survives hereTreated, composite or primed material at the bottom, where water actually sits.
  5. Re-hang to the corrected frameOnce the jamb is sound, the door is reset to it, with hinge fixings that reach the framing rather than just the casing. In east Alabama we check exposure and seasonal movement together, since most openings here see both and the combination is what causes failures.
  6. Seal and finishCaulking, flashing and paintable finish so the repair is protected from the first rain.

What affects the cost of door frame repair in Roanoke

There is no single price for door frame repair in Roanoke, because two doors with identical symptoms can need very different work. Here is what makes the difference:

  • whether the cause is structural movement that needs to be addressed first
  • wood versus hollow metal frames on commercial openings
  • how far the rot or damage extends into the frame and framing
  • whether the frame can be spliced or has to be replaced
  • interior versus exterior frames, since exterior work includes weatherproofing

Call and describe what the door is doing. In most cases we can tell you over the phone which of those applies to you before anyone drives out to Roanoke.

Door frame repair in Roanoke: questions we get asked

Can you fix a frame without disturbing the interior trim?

Usually. Most frame repairs can be done from the outside or from the door edge without pulling casing off the wall, which matters if the trim is original or the walls have just been painted.

Why does the bottom of my door frame keep rotting out?

Water is getting to it and staying there. That means a failed threshold, a missing sill pan, a drip cap that is not shedding water, or ground and mulch sitting too high against the sill. Replacing the wood without fixing the water just resets the clock.

Why does my door bind at just one corner?

The frame is out of square. In Roanoke that is usually the house moving, and the corner that binds tells us which direction it moved. Planing the door to fit hides it for a season but does not fix it.

Will fixing the frame fix my lock problems?

Very often, yes. If the deadbolt has been hard to throw, the strike side of the frame is usually the reason. Correcting the frame lines the bolt up with the strike again.

Do you repair metal commercial door frames?

Yes. Hollow metal frames in Roanoke businesses get damaged at the strike, at the floor anchors and around the hinges, and all three are repairable without replacing the whole frame.

Can a rotted door frame be repaired, or do I need a whole new door?

In most cases the frame can be repaired and the door reused. We cut out the decayed section back to sound wood and splice in new material. Replacing the whole unit only makes sense when the rot has reached the framing behind the jamb.
